<초록>
The paper treats rational expressions of building performance based on the notion of objectively quantifiable performance measures, which are introduced through a set of ‘Performance Indicators(PI)’’. The set of indicators is founded on existing knowledge in biophysics and physiology, and constitutes a normative tool to assess the performance of buildings. The normative PI-based approach is utilized in developing a building performance assessment toolkit funded by US federal GSA(General Services Administration). The toolkit deals with a variety of technical performance aspects such as energy, lighting, thermal comfort, maintenance and indoor air quality. For easy data capture and calculation of PIs, the toolkit was implemented in a web hosted form, enabling GSA facility managers and staff to collect the data during a walk-through enabled by PDA-based data entry. In the paper, the current set of performance indicators is addressed and an application of the thermal comfort toolkit to a new Georgia Tech campus building is highlighted to show their relevance in office design scenarios. The paper also discusses how the indicators can be used to quantify expectations and fulfillments in structured dialogues between different building stakeholders.
