<초록>

본 연구에서는 위계선형모델을 이용하여 주택가격을 결정하는 여러 가지 요인들 중에서 교육환경과 관련된 요인들이 주택가격에 미치는 영향에 중점을 두고자 하며, 이어서 개별주택수준에서 이루어지는 특성가격함수와 지역수준변동까지 고려한 위계선형모델의 분석 결과를 상호 비교해 보고자 한다.

The existing hedonic price equations for the evaluations of housing price have mainly used one level analysis with the assumption that a region where housings are located is homogeneous and such region related characteristics have all equal effects without relation to areas. The hedonic estimates of property value under such assumption do not consider structural differentiation and neighborhood characteristics across time and space in accordance with geographic area and location. This paper adopts hierarchical linear model (hereafter HLM) that consists of the hierarchical two level data system concerning physical characteristic variables and regional characteristic variables (level 1 is each property, and level 2 is community contains various property), in order to overcome these limitations. And especially we emphasize the importance of educational environment variables as regional characteristics in evaluating residential property. The major findings of this paper are as follows; The results show that HLM estimates prove to more persuasive even in the relation to housing value and the variables to represent school per population and the ratio of entering high quality of university. In addition, the differences of the educational environmental variables to denote the regional characteristics of level 2 have considerably influenced on each housing unit value of level 1 and thus housing value is very differently estimated in accordance with each geographic areas and locations.
